NHG limit 2026: increase to €470,000 (up to €498,200 with sustainability measures)
The National Mortgage Guarantee (NHG) is an important safety net for homebuyers. In 2026, the NHG limit will increase to €470,000. In 2025, this will be €450,000. This means that more people will be eligible for this guarantee. In addition, there will be extra borrowing capacity for sustainability measures. In this article, we explain the changes to the NHG limit for 2026.
Below is a list of the most important changes:
- In 2026, the NHG limit will be raised from €450,000 in 2025 to €470,000.
- Energy-saving facilities (EBV) will provide additional borrowing capacity: the limit will then be €498,200.
- The guarantee commission (costs of an NHG mortgage) will remain at 0.4% of the amount borrowed.
- From 2026, a single NHG limit will apply to all types of homes, with no separate limit for mobile homes or pitches.
- The NHG limit is calculated based on the average purchase price over the past 27 months + 5%, rounded to a multiple of €5,000. How you will be taxed if you submit your actual return:
What exactly will change in 2026?
- Higher limit for mortgages with NHG
From January 1, 2026, the NHG limit will be increased to €470,000, compared to €450,000 in 2025. - More borrowing capacity for sustainability measures
Would you like to insulate your home, install solar panels, a heat pump, or other energy-saving measures? Then the new NHG mortgage limit is €498,200. - The same rule for all types of homes
From January 1, 2026, the same limit will apply to all types of homes, and the separate limit for mobile homes and pitches will therefore lapse.
What remains the same?
The costs (guarantee commission) of an NHG mortgage
You will still pay 0.4% of the amount you borrow. 0.4% may seem like a lot, but you will quickly earn it back! An NHG mortgage has a lower interest rate than a mortgage without NHG.
Why this change?
House prices are rising
The limit is being raised because house prices are rising. This means that more people can take out an NHG mortgage and still have security in the event of sudden financial changes.
Encouraging sustainable living
NHG wants to encourage environmentally friendly homes, which is why you can borrow extra money to make your home more sustainable.
Due to the diversity in the housing market, NHG wants the limit to be the same for all types of homes. This gives everyone equal opportunities.
More certainty in the housing market
NHG acts as a safety net in the event of sudden financial problems, for example if you are unable to pay your monthly expenses due to unemployment. By keeping pace with house prices and thus giving more people the opportunity to take out a home with an NHG mortgage, it stabilizes the housing market.
