You can only take your current interest rate with you if you stay with the same lender. You and the bank have a ‘contract’ and you want to adjust something to it. Other lenders would of course like to welcome you as a new customer, but at the current (high) interest rate. Our advisors always consider whether your financing can be cheaper elsewhere, but a mortgage transfer arrangement is always agreed with the current mortgage lender.

In principle, banks treat the application for the mortgage transfer as a new mortgage application. The mortgage interest rate may remain the same, but your current and new home plus your income will all be retested. Appraisals of the homes and a visit to the notary are therefore also part of the process. Our advisors can fully support you in this.

The remaining term of your fixed-rate period partly determines the benefit you can achieve with the mortgage transfer. The rules stipulate that you may transfer the interest rate for the duration of the remaining fixed-rate period. The longer this period is, the more advantage you can gain with the low rate. At the end of the fixed-rate period, the bank will set a new rate again. Check with our mortgage advisers whether the fixed-rate period is still long enough to yield benefits.

The mortgage transfer scheme only provides for the amount of the current mortgage debt. If you have a larger (more expensive) home in mind, then you will have to take out a separate mortgage for the price difference with your current home. In most cases, you take out this second mortgage with your current lender at a different mortgage interest rate.
